Rezidenca Park Lucija - Portorož

 
1. INTRODUCTION

A new residential neighborhood, Rezidenca Park Lucija, will be built on the area of the former business complex owned by Mercator-Degro in Lucija as a continuation and completion of the LUCIJA I apartment development plan. At the southern edge of the lot, the Seča peninsula landscape park creates a natural border between the planned development and the city's green areas. On the western part of the lot there is a renovated Mercator store with a smaller parking lot for its customers. Along the northern and eastern parts of the lot runs an access road (3.6 m above the sea level) separating the current and the new building development; decorative trees and Mediterranean shrubs will be planted after the construction is completed. The panoramic view includes the Marina with view of the sea (mainly from the higher floors in Complex A) and Seča hill. In the direct vicinity of neighborhood (200 - 400 m) there is the new Lucija RBC (Retail Business Center)—containing a management unit, notary public, tax administration branch, bank, main bus station and the Portorož Marina.

The new neighborhood is located on the area regulated by the Ordinance LUCIJA I where the construction of 8 new apartment buildings is planned. These new apartment blocks will be divided into three complexes (A, B and C) with different floor levels, from B (basement) and B+G (ground floor) to B+G+4+M (mansard) and different floor plans. There are 3 buildings planned in Complex B and 2 buildings in Complex C.

At the edge of the garage floor at the road level (along Solinska pot) in the basement and ground floor of the central building of Complex B (Vila Elisia), business premises that will supply the residential neighborhood and visitors are planned. These will include a hair and cosmetic salon, sauna, gym, laundry and ironing facilities, the central reception area with room for mailboxes for the entire neighborhood and security service - CNS central monitoring system, bar (café), and a medical practice.

Prices:

Prices are from 4000 to 5400 EUR/m2 (958.560,00 - 1.294.056,00 SIT) + 8,5% VAT in tolar equivalent, payable at the selling rate of Banka Koper d.d. efective on the date of payment.

Completion of construction:

Year 2005/2006.
